I know others on here will completely disagree with me and there is no right answer, but I am a fan of using leverage as long as it isn't maxed and if instead of the upside being immediate, it is a snowball instead.

I would just say that if you go to one where you quickly get the vibe the organizer is trying to sell something (i.e. some kind of coaching or get rich quick whatever...) get out of there...meetups should be about networking, sharing opportunities etc...IMHO not about selling your fellow REIA members....if anyone disagrees I'd welcome the input

Your list is pretty comprehensive, I would check deeds, title, leases, management agreement, vendors, etc.I tend to disagree with the bolded portion though.
