The value of BP guests that are like us, with more than a few houses but not running a $10M asset fund, is invaluable and I would not want to discourage those folks from dialogue to share their approach.  

Very interesting dialogue and situation.  

They are even so bold as to have a back and fourth dialogue till they reveal their true intentions .

I seriously felt that I was dealing with Chase or Wells Fargo and not a private lender.But my experience with a certain "analyst" can only be described as "incompetent" and a "trainwreck"Anyone looking to do business with Lima One Capital can use this dialogue as they will.

I recently decided to create my own letter to market with but could not decide if it was more important to get the point across and not seem so much like a robotic dialogue or have it be professional with a border and logo etc..

Those two things can be conflicting in STR taxes so have that 3-way dialogue BEFORE you file.

I've learned so much from the dialogue that has happened here.  

Also ask if anyone that would potentially be visiting the property has any pets, evictions, drug use, felonies, and ask if they smoke....at all....including Marijuana, and vaping.Your dialogue with them as you ask this will be a good flow and you'll get a vibe as to who you would want to meet, etc. 

Not as frequent on here as was in past as way too busy working our pipeline, but this is what we need more of - good quality dialogue - and making it a lot of fun along the way.
