I use QB desktop now and filing forms is not much of an option.

I would use QuickBooks Desktop version for your rental but would use a different software for my personal transactions like groceries.

You can write a book in a short period of time:) LOL, sometimes from my iPad when in the field and sometimes from my desktop in my office.

This doesn’t work well on the mobile app, but from a desktop if you access Bigger Pockets there is an events tab that will get you started.

The appraiser usually charges the borrower some money (probably $150) for the honor of him (the appraiser) bestirring himself and lifting his typing finger to change the the lender name at the front of the document and hitting the send button.If the appraisal was done by an AMC that is not on our approved list, our underwriting team will do a desktop review of the appraisal.

QuickBooks Desktop still charges $1 for ACH.

I tried it and stayed with my desktop version to manage ours.

For example, someone buys a home for $100K and used Fannie Mae Desktop Underwriter (DU), then a year later they refinance and the loan officer inputs $100K for the value into DU. 

These things aren’t set in stone...different appraisers can come up with different values, or they may use desktop underwriting, which might be off, too,
