Get as many heads in beds as you can!  

@Scott Smith I wish our attorney had give us a heads up and we could’ve ensured a bank before going through the whole process.

If you tell a wholesaler the zip code, the SF, the bed/bath and condition they should have a ballpark in their head instantly.

My hesitation stems from the fact that I am unable to wrap my head around how this will affect the overall STR supply in vacation markets.

If they do not, the maintenance request will be canceled and I would start heading towards termination of their lease for failing to comply with state law and permit me to maintain the property.A large percentage of Section 8 tenants are entitled.

I  used a brokerage out Orange County by the name of Allure Capital the head broker is KC James.

But when it comes to watching people say we are headed for a market crash like what happened in 2008, this frustrates me.

So where you'd save a small amount on UW fees and perhaps cross collateralized title fees by doing a blanket loan, you will lose all that savings and more IF you ever decided to refi/sell one without the other... just a heads up.The other issue here is you say your assets are tied up... meaning you have no liquidity? 

This allowed me to build a team and not get too in over my head with a complex rehab. 

You have heads in beds, but are they all paying.Create a budget for repairs and build that into your underwriting.Gino
