For those who aren't comfortable with the self-directed flavor of putting the real estate inside an IRA/401, etc, creating Solo 401(k)s for both spouses at a custodian that permits loans is an interesting way to have $100K (total) at the ready.

If you try a weird flavor most times you do not like it and sometimes it tastes horrible.You need to get realistic and build a business plan on actual hard money loan rates that are customary for the market you want to invest in.Good luck

I had a 'boxing day' today going under contract on 2 sales and 3 buys at the same time, plus an eviction matter for flavor, but overall it's a chess match the way we move our pieces with their different abilities.
