Wait until the move-out date and confirm she's gone, then handle turnover like normal.

It is a lofty goal with no easy path to accomplishment, but what you describe seems unlikely to accomplish the goal.Note most people on this site are RE investors.

I'll take any and all advice any of you have, but the two things I'm looking for specifically are: what sites, services, and/or software you use and recommend for sceening and managing tenants? 

They were required to provide proof in the form of a receipt by a certain date or I would order the cleaning and bill them.  

We had a few hiccups with the timing of contractors on site and it lead to a 4 to 6 week delay.
