Main problem is, there is what looks like 1-2 feet of still dark water sitting in the basement ( completely concrete unfinished basement no drywall or flooring).

We couldn’t tell from the first appearance that we had a rodent’s nest, which is the dark spot to the right of the plumber.  

You could also do Purchase and then Sale #1 and #2 (which is what I have done) but that adds a little more risk of being able to sell in time so only advisable if your purchase was a smoking deal.I'm sure you are aware, but total sales price of #1 and #2 combined must still be less than the purchase price to avoid boot.

It's not that likely that you get those smoking deals when you are just starting out.

We have no smoking in our rentals but have prospective tenant that will smoke outside.  

And try to get the THC pills, same benefit without getting stupid from smoking it

Unapproved tenants and smoking pot I am assuming is not approved in your paperwork.

If you had a smoking good deal I would think sell everything you own and get into it.

Which, from the feedback I've gotten here, leads me to believe that she may be just as in the dark as me.

Just a few things I did to help me save (and they added up):- Cut out the cable and use wifi/Netflix - Make coffee at home - Stop eating out, only making it a special occasion here and there- Stop buying unnecessary clothes - Switched from a 35$ a month gym to a $10 a month gym- Cut out "snacks" when grocery shopping- Quit smoking cigarettes - Be mindful of utilities, shut off lights at night, don't leave them on- And most importantly, stay busy.
