I wouldn’t move into the house because I currently own in a better neighborhood close by.Have they made it easier to get heloc’s for investment properties.

I'm not a beginning investor but my previous properties were acquired pre-2013 but I've made beginner mistakes trying to grow buying "cash flow on paper" Class C properties in 2023. 

But the GP made there money setting the deal up front and not so much thru the end cycle.  

Again, these are made-up examples but when I started, I was looking at one property in Chicago vs THREE in Indiana and the property taxes overall were about 1/4 the cost of Chicago and evictions of 3wks vs 6 months or more in Chicago.

I own my own cybersecurity recruiting agency, and we made about $25k this month, (OpEx for recruiting agencies are low.

However, these properties are so fun that they are by far my favorite and most enjoyable investments and they have all gone up in value with the improvements that we have made.

Every Market (Detroit) is made up of a series of Micro-markets (neighborhoods) of which they are all different in cost, value, cash flow, rents, etc...

The target customers are the unbanked and underbanked population, which is 30 million household in US.

Some of those round thermostats still have an on/off switch, and some are AC/heat so the tenant could flip it to AC to keep heat off But I second the other point @George Paiva made - how can you be certain the heat isn't on?
