This bill would authorize the owner of an accessory dwelling unit built before January 1, 2020, or built on or after January 1, 2020, under specified circumstances, that receives a notice to correct violations or abate nuisances to request that the enforcement of the violation be delayed for 5 years if correcting the violation is not necessary to protect health and safety, as determined by the enforcement agency, subject to specified requirements....Good luck

Options include:If the investor purchases a multi-unit property, he can live in one unit and rent out the others.If the investor purchases a single-family home, he can rent out however many bedrooms he is not using.If the property has an additional dwelling unit (sometimes called an accessory or auxiliary dwelling unit), the investor can live in the main unit or vice versa.

To my knowledge, there is no jurisdiction in Utah that prohibits your live-in mother-in-law from having her own refrigerator, bathroom, and separate entrance.That being said, the configuration you are exploring is called an accessory dwelling unit (ADU).

I had a client who converted a rec room (permitted space with 1/2 bath) into a full blown Accessory Dwelling Unit thinking it would be cheaper than from scratch and the City made them do so many changes it cost just as much as if they started from the beginning with the garage.

Of course that takes the listing agent checking that flag when they input.There is also a field named "Accessory Unit" with a couple of different options....again it takes the input agent to flag those.You could also set up searches for description key words like Guest House, Accessory Unit, Pool House, MIL, Mother in Law, etc.There are not a lot of these unfortunately.
