@Chris RhyneHi Chris,This may sound weird considering the forum, but you should concentrate on school right now and graduate with the highest GPA possible, rather than spread yourself too thin too early.This will pay you dividends down the road, even though it sounds uninteresting right now.  

I'm mostly concentrating on Northeast Wisconsin at the moment, but don't exclude other areas if there's a good deal. 

Just concentrate on your marketing and DEVELOPING LEADS and then know that, at any given time (if you're doing a fair volume of business) you're going to have "X" number of transactions at various stages leading up to closing in your "pipeline", some will be actually closing and some will not go through for any # of reasons or "surprises".

Sugarland also had great schools however it is very competitive due to high concentration of asians in the area.

I want my tenants to feel safe, secure, and concentrating on raising a family, going to work, and paying the rent.  

It will help you to learn the area and find a niche to concentrate on.

I am concentrating my efforts on full-time investing, with a mid-range goal of being able to replace my current 9-5 income with investment income.  

Most of us know what we don't want, very few know what we DO want.I think you need to select a specific niche to start, concentrate and learn as much as possible, and then begin to develop an investment plan.For instance, I have chosen Multifamily apartments (niche).  

I fortunately live no more than 5 minutes away from any of my rental properties, they are all concentrated in a section of town.
