While appliances are probably not a make or break for anyone, it does seem to work as an initial wow factor to pull people in (like if people are looking at pictures of 10 different apartments and you're the only one with stainless, it's going to make you look higher end than the others and a higher likelihood of getting a call above the others).Flat top stoves also are a nice upgrade over the normal coils.

I can only have one Homestead exemption and it has to be my main residence.As far as expenses...I know there are unforseen events but we are replacing carpet with new vinyl planks (not glue down), painting interior and exterior, and replacing complete a/c with better, new unit (it had a leak in the coil and is 14 years old).

Usually you can find installers for about $2 per foot for labor(in LA), but, be careful they usually gouge for the quarter round at some ridiculous amount per linear foot, be sure to negotiate that part down, or if you have a brad nailer and miter saw, install the quarter round yourself, or just negotiate with them to about $2-2.50 per square foot for everything including the baseboard.

You will find that repairs include basic motors, capacitors, solenoids, service calls (and potentially service contracts) etc which would account for your repairs / maintenance cost and then sometimes, they go completely out and you end up replacing compressors or worse, evaporator coil (which carries a cost of 1000-2000+ because of the labor involved) or the entire system.

It could be patched for around $2000 for a new a/c unit and an a -coil for new refrigerant but why patch a 30 year old air handler?
