The building is actually a fully rehabbed coach house (5 years ago), the original main living structure was removed.

I went through a huge ordeal on a short sale where a coach house was not legally cert-ed and it took a few weeks before the listing agent convinced the zoning board to add it.

But, I need some coaching as far as financial strategy.I have an 800 credit score and no income (new RE agent) and my husband has a great W2 job but really poor credit due to some major credit card debt (long story).

Is it education, networking, a sales pitch to join their coaching program or all of the above?

If I were your financial coach I would ask do you really need to spend a third of net income on rent?

@Craig Smith the mentors that have coached me with lease options have given me different advice than the poster above me gave.

If you get a good one they will charge you a pretty penny for your first deals, but also expect that they may need to coach you a bit through the process before you find your legs.

Then I hired a coach 6 weeks ago, who had me lifting 4 days per week, and cardio 7 days per week!

Can you coach me on what you would recommend that I say to find the information I need but not divulge to much.
