He said one of his plans for 2 units for one of his clients were rejected by the city.

but I had a few thousand transactions in my experience bucket and I did it for one client only..  

I see a couple brokers offering it, lots of clients asking for it, but out of 30 some investors on my roster the highest I can do is 75%.

If you work with real estate investors, it's nice to be relatable to your clients as well. 

This will likely be the smallest aspect of the company but seems like a sensible value add to the other aspects of the company, since we will have a storage unit with furniture/furnishings ready to go-Photographing properties for FSBO listings, or for clients we get for the furnishing/management side of the biz.

My daughter is an Agent in Vegas I suspect they are going to get a lot of overflow as well since there is no income tax there and prop taxs are basically the lowest in the nation.. my mid term rental I have there has routinely been leased out to insurance companies paying for their clients that had a fire .. or this last one they were building a new personal residence that took over a year. 

I have a Florida based lender who helped prior clients of mine from Canada with their commercial real estate purchase.

On the flip side the clients I fund in my land deals are doing very very well in the foothill subdivision 50 miles or so west of the springs.. but thats the land game buy low sell high.. cant wholesale that stuff it needs to go on MLS to marketed and turn around time is generally 90 to 180 days but nice margins for my clients ..

Some of our borrowers are focusing on 4 bed 2 bath section 8 to push those numbers even higher.I pay close attention to 4-bedroom homes in Memphis for S-8 clients
