Some land was sold off years ago without this issue, but I understand why the attorney can't guarantee clean title.Has anyone dealt with something like this?

I grew my rental portfolio starting with a house hack to rentals that are all clean BRRRRs.

Some of our Tennessee cleaning and maintenance teams have been impacted as they live in Cocke County which Collin H. mentioned above has been devastated by floods and knocking out their water system.

Investors are a little bit like white blood cells in a city - they clean up the properties nobody wants or is able to take on.

Tell her to empty and clean it, and you'll let her out of the lease immediately.

Also, make sure you have gutters (are they clean?) 

If it's vacant and really needs cleaning/repairs, then I'll wait until it's more presentable.2.

If the tenant doesn't cure the issue w/in the timeframe then the PM should cure the issue I.e send someone over to clean the yard, and tow the vehicle if necessary.

Commit to spending less, paying off high interest credit cards, maintaining positive cash flow in your personal finances, and cleaning up your personal balance sheet.  

But in a rooming house, they pay a much lower rent cost, and get the benefit of a professional cleaning crew doing common areas, kitchens and bathrooms, free high-speed Wi-Fi for their streaming devices, etc.
