And fico is down the list at what my commercial banks look at for multi million dollar loans I get.. those are based on the 3 Cs Character Capacity Collateral and of course experience and length of time with the institution.. now this is for my development and construction loans..

(real case)But I'll take any day someone who filed bankruptcy for medical bills - people not going to die because they were not able to pay $100K for a surgery.That's why I meet every tenant and talk to them about everything: job, family, dogs, weather.....lolI want to get their character and life in general.I almost took application from a woman - she was nice and sweet and her income was sufficient with no evictions etc.

We have a 100 y/o single family buy&hold in Missouri and would like to turn the attic into usable space. ideally we could keep the rafters exposed in keeping with the character of the home, so the standard 6 inch fiberglass would not work.
