Hi @Douglas Alexander, I've used the VA loan many times, but never for MFR.You can't use it for more than a 4-unit building, so 1-4 is OK, 5 or more... nope.Great plan though to house-hack it.Let me know how your research turns out ref. building from scratch.Could be an interesting idea... build like a 3/2 for your family and 3 more smaller units.Then when you move out, you can rent the 3/2 for more obviously and could earn some good cash flow.

My initial thought is to invest this into the stock market (Amazon, Tesla, Google, etc...) and keep doing that for the next two distributions as well, ultimately pulling it all back out, plus the earnings (hopefully) in 3 years time to purchase a house.Based on the plethora of experience in these forums, does the above sound like a good plan?

Even if they don't pay, I'm still ahead because I collected $3,000 in fees that year.Again, in my experience, I have had hundreds of pet owners and only a few of them have caused damages beyond what a deposit will cover, so I have earned tens of thousands in exra income for my owners.
