What I can share is that the risk-reward will not be worth it as a 'newbie' due to your limited capital and inability to actively manage your properties. 

All the depreciation and the capital gains go away.

You're a new investor without a lot of capital.

What are your priorities in terms of capital appreciation vs cash flow.  

If you paid under $230k, you’d save $30k in federal capital gains taxes and maybe another $15k or more in state income taxes.

Then you get to pay capital gains as well.

Cut your losses and free up capital.

Focus on what the rents will look like post-renovation with 4 units instead of 2, and have a clear game plan for refinancing to pull your capital back out.
