The Wholesaleing strategy has been one I don't love because most of the Guru's and events that come though town tell every body how easy it is and how they can do it with no money out of pocket.

@John Brees  It's correct that depreciation is required, but yes, if you make over $100k, the deduction starts to get phased out, and phases out completely over $150k.

A bit of advice:  Just make sure all the shackles, gurneys and formaldehyde-filled jars with unrecognizable body parts are not visible, and all bloodstains have been removed.

One bedrooms typically have higher turnover and that adds costs in makeover, lost rent in transitions, etc.
