I too believe that economies of scale will will give us more bang for our buck, but since MTR data is fairly new, it was also difficult to analyze the profit potential for a new 4plex.

Wegg,I believe this thread was started by you & correct me if I am wrong, but your situation doesn't seem to be about building 2 homes, it's about issues with funding the new construction project, right? 

I know people that do great with $150k homes but also $650k homes each with different strategies but I do believe in the Golden Rule, location x 3. 

In the case of the OP, he believes prop taxes are too high, tenants are crazy high risk, STR is too much work, does not want to purchase more.
