At a bare minimum, I would require a written lease agreement and a standard security deposit equal to an entire month of rent.

I buy your experience at face value, the backtracking you're going to have to do is more difficult. 

But we even barely get any clicks on the property based on the zillow report.

But I had a guy back in 2010 or 11 ask a question about selling a house at a loss of about 40k or keeping it even though the rental income was barely breaking even if not losing a couple hundred per month. 

I guess it's time we face the music.
