I've been buying and holding for SFH's rentals for 15+ years, but my goals now are Cash flow (70%) and Appreciation/Equity (30%) so I can invest faster/grow more in shorter periods of time.I ran this: View report on BP as a really rough test for investing in this property (3-plex, but also offers an attached 3-plex for consideration).

As I said before I do not disagree with advice like paying down “bad” debt; however, he seems to not like debt in and of itself which in my opinion runs counter to what many on BP and other forums would view as a useful and often necessary tool and method for accumulating wealth in real estate.

Make a list of specific properties that are VERY similar to the property you're analyzing (similar SF, beds/bath, amenities, views, location, etc.).

Thanks Tanner, I’m mostly interested in learning about construction so that when I view homes I have a general idea as to how much an imperfection, like a torn carpet, might cost.
