Is there debt on the property or are you doing all cash?

Always use your own buyer's agent in any transaction. 

There's what would be best practice for you as a host and there's what's practical in the current STR world.

Why with this fact are there so many other investors out there who get a bad taste in their mouths when they hear about turnkey providers?

What is the risk there?  

I am set to close on it in about two weeks and am slightly nervous about finding a tenant in a good amount of time, given that there are a lot of similar new constructions in the same community that are up for rent but have been sitting on the market for 30-70+ days. 

I have not looked in any particular platform nor have I looked at the monetary return on selling electricity.
