Hey Harrison,I have almost two months or so in this real estate wholesaling journey (which basically makes me a rookie as well) and also graduated from college back in April from computer science, but I can tell you that this industry is much more appealing due to its potential.

Realtors do this every day.. this is not an uncommon experience.. just ask one who has dealt with a listing that is going through a divorce.. the really hairy ones for me is when I bought at court house steps  and then go to the door to introduce myself as the new owner..

MANY times cities enact ordinances with illegal fees like this and they KNOW they are illegal but they also know it will take at least a few years for the ordinance to be struck down in court and in the meantime it will serve a purpose for the city.

My recent research indicates small claims courts judgements no longer show on someone’s credit report.

Which in NY means like 3 months of notices and then a court case and an additional two weeks past that even if you win. 

We've been to 38 of the big 63 National Parks; both Hot Springs and Broken Bow, which kind of cater to that same crowd, ever seemed appealing enough to visit.It doesn't mean that they are bad places to invest, but the anecdote needs to corroborate the data for me to want to cut a check and stress out for several months hoping it will work.

I presume probate court will become part of the scenario.

I explained everything in my appeal, including some details to show them I really wasn't into any shady posting.
