As many of you know, Assembly Bill 968 will take effect on July 1, 2024, mandating flippers of residential properties to disclose recent repairs and renovations if they sell within 18 months of acquisition.

When one of our properties fell through we determined it may be good to diversify and put the left over funds into NNN as everything else we put into Residential rentals again.

@Edgar Perez so you would be purchasing residentially zoned 4, 3, 2, or single family homes followed by converting them into sober living?

Most likely investment residential or commercial real estate.
