Now knowing that the owner is dead or some other factor like the property is boarded up, may increase your chance of getting the property.

You can ask for disclosures and financials and all that from boards and HOA, but at the end of the day there's no guarantee you aren't going to get hit with one.

It starts with good screening and on-boarding.

It's like the Zillow Estimates... it just aggregates the data from across the board, which is a good start, but it won't account for nuance and detail (e.g. a corner property selling for a 5% premium compared to non-corner).
