I agree with @John Underwood on this @Diana Mulvihill.You should advertise them as hot tubs, but be clear on what you mean.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

How can a VA be used to manage the advertisement and rental inquiries. 

One of them messaged me back and said they decided to pay for a program (who heavily advertises on social media) that costs $15,000 to do flipping in the Midwest with a net proceeds of $10,000 to $30,000 (more if it works out well). $10k  before capital gains tax sounds like a huge headache - HYSA or some index funds would get that with far less stress I warned them about buying cheap properties and trying to do a renovation from 2000 miles away with no experience.

that is a true private lender.Any other lender that has a website or advertises or is on facebook is a Hard MONEY LENDER HML started to market themselves as Private Money lenders about a decade ago on the guise that folks will think there rates are cheaper and they are easier to work with.. 

Advertising more guests might be more harmful to your bottom line than you think.

The seller has a 30 day right to cancel so if you advertise, investors can go direct to seller and circumvent the wholesaler.

She's more just advertising herself and her program.
