Most who try to replace their W2 income invest in less sustainable investment methods: investing in lower tier neighborhoods that cash flow well in spreadsheets or flipping homes.

Figure out which method makes the most sense for you and look at the numbers for at least 10 deals.

Curious as to the draw fee amounts you all have seen that have deterred you from wanting to pursue that method. 

If you plan to resell, I think it's wise to discuss with seller in advance and that way the lien on the property can be transferred to second buyer, but you can continue to make payments at the former schedule etc.

It sounds like you need a less advanced system which is totally not a bad thing, and Joe, although is awesome and a great asset to the industry, if inherently a slob-like dude, who before having success with this lease option stuff, had a "good enough" type of attitude...
