Your story sounds like what you hear when someone has gotten divorced, or lost a high paying job and had to sell or lost the home to foreclosure, along those lines. 

Its got to be better than sitting at a job. 

Property is in Granite City, tenant lost his job, and has stopped responding to texts and emails. 

Thanks to God I have a well paying job and plan to use that income for any issues that may arise like vacancy or maintenance expenses.

This is why it's so important for owners to do a better job of screening PMCs than screening tenants!

It doesn't sound like that has happened here because you keep saying you want to transfer it etc...essentially you want to give them the property, because right now today they do not own it and have not completed AP...you're doing their job for them. 

My first PMS was Guesty which did a great job with automations IMO. 

I've been a broker dealing exclusively with multi family property over the last 20 years.Landlording is a tough job. 

I think I can do a good enough job of listing it.
