The tenants can set up auto ACH or click on the link in the automatically generated email that sends out the first of the month and pay via smartphone or computer.

Items go on the curb, the landlord is NOT required to store anything (except prescription medicine or prescription medical equipment which must be held 7 days from the date of discovery).

Quickbooks Online is so slick, though (including built-in support for paying by ACH or credit card) that I'm planning to move management of a couple properties there as a bit of a test.  

This software has some hidden fees in ACH transfers, which are charged to the property manager for every ACH transfer a total of $.50 and could be more depending on the days it takes to transfer.
