Otherwise, you the first time buyer are purchasing the property based solely on the sellers knowledge which can come back to bite him when you close and find out the termites ate through all the floor joists and the floors are on the verge of caving in and now he has a lawsuit from a sad first time buyer good luck in court with that one Mr seller.

Also make sure your property line water shutoff IS NOT going to be in the middle of a proposed finished driveway/walkway etc.The run cost was about $3500 for all & the GC ate the new potable water line mistake(s).

You'll have to maintain the lawn which can cost another $200 a month but let's assume there's only six months of lawn care so you can average that out to $100 a month.Just those charges alone ate up $700 a month so your income just dropped to $1,500.
