This is pasted from the Fannie Mae selling guide.Traded or refinanced loans in the last 12 months:Documentation to support the loan was refinanced, traded in, or a new lease replacing an old lease.Obtain the mortgage coupon or Notes for both mortgages in order to confirm that the co-signer is the payer on both the current and old mortgage in order to exclude the debt.So, if you're having trouble it might be because of people not knowing their guidelines.
