You said its a low end rental...which means the rest of the place doesn't look like a victorian castle, right?

I think this is still a better criteria than comparing a Victorian to a 1970s rambler though. 

Account ClosedDepends on your local zoning, please check with them as zoning varies a lot in different areas.I had an 1890 Victorian, it already had 3 units and could not be expanded to more than 3 units.

A lot of that has to do with the fact that I draw from much older design models than many renovators... the houses I work on are either older (1950's) or designed to look older (Neo-bungalow/victorian crossovers).All that means is that while I have certain design modes I try to follow (No horizontal tile surfaces, for example), the houses I work on generally each tend to require something unique to the house.Example, the neo-bungalow we built most recently has a craftsman/early Victorian crossover trim package that incorporates both simple door and window casing with very craftsman-looking pediments, and cove molding which is a very early-Victorian thing to do.

West Adams has been supposed to gentrify for a long time - beautiful Victorian housing stock, vibrant history, central, convenient to freeways.  

Note that the listed rents are referred to as "potential" which usually means they are not the current rents.I also noted the original structure is a Victorian (built in 1890).  

So I bought this big Victorian for 12,000 sold for 28,000 and share equity with the previous owner. 30 years later I drove up to that house on 101 highway in calif and it is still there and just beautiful the people that own it have spent years restoring it.
