A cost segregation study was performed on this apartment building in Knoxville, TN with a depreciable cost basis of $17,323,250.

I want to get control of the properties, remodel and furnish, while protecting this investment.  

Recently, I conducted a cost segregation study on the property shortly after converting to a STR (converted June 1 2024), and I want to ensure I file my taxes correctly and legally given this change in circumstances.

I was thinking of hiring this summer.

This, to me, seems impractical, and a PR nightmare.

Can they bypass this requirement if paying in cash?
