My 'software' - get close with a good local RE agent, subscribe to the local newspaper to see courthouse auctions, visit the courthouse weekly to track sales and outbid periods, watch the auction websites, watch the attorney websites that handle local foreclosure sales, if you are driving look for sale signs or vacant properties.
