If you want your LLC to be respected for liability purposes, it should have an operating agreement, bank account (so an EIN) (this will also require disclosures to the bank on your identity), and for you to full respect it as a separate entity from yourself. 

They are good tenants and you should continue treating them with the respect and consideration of nice neighbor. 

I think Dave Ramsey(who I respect but don't worship, lol) would be highly disappointed in me for even thinking about doing this, SMH.

What we get out of that is lower turn-over, and (hopefully) a little respect from our tenants.With that said, I think the more important question is: How long is one of our rentals empty when it does turn over?

You'll find they have a few scars and stories to share that don't match the rosy picture painted by new investors that have never experienced a down market.I know a very respected Property Manager in Florida.
