Also could include photography, so you can get good pictures of your finished properties.Landscaping: Either to pretty up your properties or to keep them pretty while you work on the house and trying to sell the house.If you have others tasks that could be farmed out let me know.Two questions for you….Do you have people in place for these tasks?

On a typical property in my market which is between the $400k to $500k range I typically will have professional photography, a color 4 page flyer on heavy stock cardboard like paper, a minimum of one open house, and as many as three depending on the time of year.

Here's and example of good and bad photography one is my cell phone which I posted in Craigslist the next is a pro and that's is the picture that rented the apartment.

As far as opportunity cost goes, with all the free time I would have by simply being a private lender, I could probably make up most of the difference while pursuing my passion (photography) and bringing in some income from that - not to mention the nice quality of life boost.The one big thing I didn't mention is that I definitely do want to become an experienced real estate investor, so, at the moment, I see myself implementing a hybrid of these methods@Jai Reddy and @Larry T.

When I advertise for rental, I do it too, but I always add a disclaimer saying that spaces may look bigger than they are due to the photography.

I've seen other flat fee listing services on MLS as you mentioned but according to their marketing message, they other way more than just a listing including: photography, digital lock box, for sale yard sign, showing agents as needed for unrepresented buyers, an online contract process, lead tracking portal, etc.
