I live in the wine country (probably too far - about 45 minutes with light traffic - light traffic in Portland would be weekends and off hours -to downtown Portland) but the rules are relatively easy to work with in many of my local communities which attract a lot of tourists.

Ceilings were raised, all new flooring (combination of bamboo, porcelain, carpet, and marble), new kitchen island w/ built in microwave & wine fridge, new appliances, fancy tile work in bathrooms with the master getting a bigger marble shower, built in double desk, stone ledge fireplace, painted exterior, recessed lighting, new fence, new furnace, ect….

Four barred  walls ,a cot ,and a toilet .... and a giant hairy guy named bubba to keep him company on those lonely nights All the boner pills in the world ain't gonna help him when Bubba wants his Eskimo kisses.If there’s any silver lining to his plight it could be that he will likely become a master at making  toilet wine over the next few years .

Hard to say what the real estate market around here will do right now, so it's hard to estimate how much money I will have to spend.I think Penticton is a great investment area as it is a popular and quickly growing retirement area for Canadians as well the surronding area has a strong tourism, wine, and natural resources industries.

@Nicolas Thatcher if you own your first property with no mortgage I'd look into a conventional loan but you want to talk to a lender to find your best fit for your situation!
