I am looking to speak to some people that are knowledgeable about the self-storage market in the Memphis area. 

Downtown Kansas City, Missouri has experienced $9+ billion in investment since 2001, including a new convention center and hotel, a state-of-the-art sports arena, a performing arts center, a new streetcar, and an eight-block restaurant and entertainment district (read more here).

You would do better to hold the stats until someone asks about the area and then drop the knowledge for them in direct response.

And if you want an extra layer of confidence, find an investor-friendly real estate attorney or a knowledgeable friend who can help dissect the operating agreement.
