I buy 10 properties with 30 percent down and that $700,000 borrowed is debt (mortgages) that my tenants are paying back, not a stash I can use to invest or to buy the 14 more properties.Am I missing something?

If they can't figure out another way to build capital other than to take a large haircut on the funds they currently have stashed away in a retirement account, then I'd question if they are even ready for real estate investing.

Even though you're fixing it up right away, it would still be a good idea to stash a % of the rental income away and hold it in case you need to make repairs- income tax on the rent.

No work can start until its on file.Alot of guys push, but you don't want them because they are hacks.They provide the documents they are usually trustworthy.Just an FYI also call the agents because alot of these jokers like to send it false documents, protect yourself.
