I'd see 1. are there any other grocery stores in the market 2. are there any options on the lease left or is there truly only 6.5 years left 3. does DG want to extend 4. is there already a family dollar in town and if not maybe they'd be willing to take over in this marketIt really just depends on how much work you want to put into buying it.

Just personally, I would never do an absentee landlord kinda thing....Too many moving parts, too much to go wrong and cuts into your profit big-time....Sentimental value is one thing, but not if you end up hating the house down the road.....Stay local, plenty of opportunities in good ole AZ.....

@Hunter Duplantis what @Gino Barbaro said is exactly what I was going to suggest.When you have vacancy is the time to experiment and apply your original thesis.I’m not trying to play Monday quarterback here but, you should be highly confident in where the rents should be well in advance of having a vacancy.That being said, after confirming competition rents on websites (I’d also recommend Craigslist and Facebook marketplace), you should be in alignment there.

I’d recommend setting an appointment with a local lender, sitting down and going over the loan, and your options with him/her.
