Currently have 4 rental properties and a good amount of equity which could allow me to break into larger real estate (multifamily, self storage, luxury str).

Set goals, CONSTANTLY search for deals, and network telling as many people as possible that you buy house, multis, self storage or whatever and you will be amazed at what comes of it.

Other examples which fall under this second category is adding storage units on the property or leasing space to a utility company for solar panel farming or other similar uses.
