This is how its done.As a rental rehabber (for my own portfolio) I just need; a decent handyman who can do simple electtrical fixtures, plumbing fixtures, fix leaks etc, an HVAC if I plan on replacing the system, a roofer if I need a roof (rarely), a painter, and a lawn guy to clean up the lawn.   

Ross:Here are my thoughts:1) "As is" basically says to me they do not intend to give a discount because you suddenly realized the roof needs replacing. 

Main attraction was flat rate management fees vs % that everyone else charges.

Hi @Jonathan Klemm, I'm currently with HomeSite, but they're dropping me because they no longer insure 3-flats.

I know in my tiny village three business owners recently received grants $100K (think they match) for outsideimprovements (windows, parking, roofing, patio)  Must be nice; that's what I want! 

Two of my rentals have some leaking from the ceiling in the rooms and don't see much actual damages on the roof itself.

His roof ‘inspection’ was done with binoculars and he missed almost a 5k repair that was fairly urgent—so you may not want to use that co. either.

Some states you flat out must be a licensed real estate agent. 

.- Evaluate all major systems (mechanical, electrical, roof, plumbing, foundation, etc).

Open a coffee-trailer or a roof cleaning business, or sell tools on TikTok... and then invest in real estate.I have been investing in Milwaukee for 15 years, which is probably one of the better cash flow markets and I am in the same boat as everyone else its hard to find deals worth buying.
