Then make sure that the ledgers you're getting match those amounts (it's easiest if the PM or landlord keeps a separate ledger for tenant and HA but a lot do not and it can take some detective work to decipher which payments are which).Section 8 is a great program when executed well.

@Leon Green Great Post.Property Managers have Fudiciary Duty to their clients.It's unethical to charge late fee from tenants and not delivering it to the property owners.If I'm the property owner and I detect this kind of unethical practices.

So they are financially misaligned on long-term performance (and I think this is why there are so many people who have had bad turnkey experiences) And, as someone who has done lots of rehabs directly myself, I have seen hundreds of ways that turnkey operator could take shortcuts (to the detriment of the investor but beneficial to their bottom line) which investor could never detect (or not until years later when it's too late).

I had a roof where I knew the whole front edge was rotten so I had them include that in bid but left per sheet cost for anything else they found that wouldn’t be detectable until it was all torn apart.
