If that's a sizable delta then I'd go for the multifamily now. 2 years could be a significant opportunity cost and also time that you could save up more money (and only need a 3.5% down payment on a house hack).

When the handyman went to install, we realized the plumbers had installed Delta shower valves during rough install, so the Moen didn't fit.

Plus, with the new delta variant, you might have to consider eviction moratoriums returning.

If its Brentwood CA Norcal its a no brainer I sell it. yes Brentwood N CA.. is not the bay area its the Delta / Central VAlley and looong commutes. 

In my area, the comps are wide enough that Delta is sometimes $300 PSFT.

If the delta between current rents and market is large, you would probably issue a non renewal, only when the lease has expired.I would never empty an entire complex.

I think it would depend on how long you hold the property and what you were to do with the 10% delta proceeds.
