Of course if you are required to pay off the 2% mortgage then your cash on cash ROI goes way down, but with a 30% equity cushion you’re still way ahead.I really dislike contractor for deed, lease option, or not recording warranty deed as “solutions” for the due on sale clause.

Wow police that's outrageous. what we do in Orygun is flaggers are all women owned business's and that's how the contractors are able to maneuver city state contracts that require a certain amount of minority owned business. 

Because this is the business we've built together, we enjoy working together, we each have roles that reduce the work load on the group and personally I like that the risk is spread out.

In my shoes, it would be hard to credit a client for a decision that could have saved you $10k+ in damages, especially when it wasn't something that went to our firm (like management fees or an in-house maintenance contractor).

Fortunately, they should and usually do have local contractors in the area that they turn to for maintenance. 

Also, juggling multiple rehabs often means building a core team of reliable contractors and setting firm project timelines.
