I am going to get my Realtor's License over Christmas break and begin working as a realtor in my college town shortly after that.

I recommend everyone buy a copy, or better still, enough copies to fill all of your Christmas stocking, NOW.

(keep in mind that many students will not want to rent yearly because they are home for 2-3 months every summer, and in some cases a month or more during christmas/new years).Those are just some quick things that I can think of off the top of my head...

after doing the math i personally valued these units no more than 105k purchase at the high end but getting in was going to be hard. my boat is under contract an i should walk away with 40k. so i wanted to get in touch and make a verbal offer of 105k to each unit and hope one bites. i was mentioning around Christmas time that my boat was selling and what i was planning to do. a few days later my grandfather called me and asked if i wanted to buy the unit for 100k. i said yes that sounds good. after looking at the unit i called to get a loan from my bank.    5% down, 95k loan.
