I'd recommend getting multiple quotes from service providers to see what pricing is going to look like per square footage.Without too much information provided and depending on the size of your home it could be anywhere from $5,000-$15,000+

The right wholesaler that knows how to properly calculate a SOW (scope of work) to gain the rehab budget, generate an ARV from local comps and not want to get rich on every deal is NOT easy to find....but, they do exist.

Some states allow the owner to hire employees to work on their behalf.

You can do a subject to transaction but that is not legally assuming the loan.the banks got rid of assumable mortgage long time ago. 

They sign the contract, hoping to find a buyer willing to take it on.Instead, go in with a maximum offer in mind from the start.
