I would rather buy a few quality properties at conservative numbers over 5 years then load up on a bunch of marginal crap that will weigh me down and break even from some doing good and some doing bad and spinning my investing wheels.

This makes sure no one is wasting their time on properties that you end up not getting a shot on.

I wouldn't waste your time chasing the money 

If a tenant does leave then I don't have to waste time on these improvements and can turn around the property quickly.
