I just had tenants that were fine for about 6 months (inherited), and had been in there for about a year and a half total by time they left after me owning it for 6 months.When they left they left all their junk furniture behind and didn’t pay last month rent.

as your primary you should be able to get an O/O HELOC my guess on the move out question would be dont ask dont tell, so residential HELOC's tend to be 10 year term, so I would maybe get the HELOC from a bank you dont do investing related banking with maybe an out of area bank or bigger institution. and set up a P.O. box or a different address to get correspondence from them (totally reasonable in a multifamily) this way when you move that doesnt change, so no red flag for them to call it due.

Yes all park owned homes, all vinyl siding, but 12 years old is average age.Expenses as listed per MLSInsurance 3600Utility 1344Taxes 2500Maintenance 4200Other 3600 (may be lawn/road)Total is 15244Once under contract all numbers will be confirmed.I can see from tax records that taxes are 15% higher 2880, so all numbers could be off.there is no scheduled maintenance on the homes, maybe wash once a year.

On the 55k needed for purchase and repairs i can lend $46,750 you would need total assets of 16.5k + title - this includes 8250 down, $3500 origination, $995 underwriting, and reserves (we just need to see reserves in your account) Is this more or less what i can expect shopping my deal around?

I know a lender that will go below $50k per property if your total loan is $50k so you would maybe need two properties.
