In my area, neighborhoods that make good rentals often do not support rehabbing and vice versa.

If a true investor sees that much need for rentals in your area that they are willing to put in 100 units and manage them, then their research must support what they are investing.

If growth is coming, I'd want to be in a position of strength ... cash flowing as much as possible without having rehabbed and in control of several acres on both sides of the main drag.If nothing is coming soon, and it supports it, then rehab may be in order.
